Planning Board Gives Nod to Ramaco Rezone

After more than two hours of testimony both for and against the proposal, Sheridan County's Planning & Zoning Commission Thursday night voted approval of a rezone of just over 114 acres of land along Kleenburn Road, also known as County Road 106, from Agricultural to I-2 Industrial.

The request, from Ramco Wyoming Coal Co., was approved 4-1 by the planning board and will go before Sheridan County commissioners for their action on March 6. Before the vote, planning commissioners expressed divided feelings over the rezone, but only Planning Commissioner Ben Weaver voted against the action.

Planning Commissioner Ben Keller summed up the feelings in comments before the vote was taken.

Among those who spoke in favor of the rezone during the public comment portion of the meeting was Sheridan businessman Kim Love.

Tony Wendtland, a Sheridan attorney representing Ramaco, said the zoning proposed would allow Ramaco to construct a combination of offices, research laboratories and manufacturing facilities. The proposed facilities would be on either side of Interstate 90.

Several people in the audience protested the rezone, urging the planning board to leave the area with its current agricultural zoning. Sheridan attorney Jay Gilbert said the rezone would constitute spot zoning and is, therefore, illegal.

Many of those who supported the proposal cited the high quality jobs that Ramaco's proposal would create.
