Lewallen Subdivision and Variance Approved

It was a packed Sheridan County Commission meeting again Tuesday morning, with many in attendance providing a considerable amount of public comment.

Commissioners considered the Lewallen Minor Subdivision at 37 Metz Road. The consideration was in two parts; first Commissioners passed the request for a variance. Currently the property, which consists of 6.22 acres and is zoned Urban Residential, is accessed off of Metz Road, County Road 62. Two of the proposed lots would be accessed off Metz Road, and one would be accessed off Sherri Road.

Members and residents of the Sherri View Homeowners Association voiced concern that the road as platted was never constructed from Sherri View Drive to the subdivision boundary, and that the Lewallen Minor subdivision proposes to use the variance without being a member of the Sherri View homeowners Association and paying dues, of which a portion goes for road maintenance.

In a letter to the County Commission, the Sherri View Homeowners Association indicated that they do not object to Mr. Lewallen developing his property as a subdivision; rather, they object to allowing access through Sherri View Subdivision without developing the road as platted.

Ultimately, however, the Commission voted unanimously to pass the variance, and voted 4 to 1 – Commissioner Terry Cram voted no – to allow the Subdivision. Commissioner Steve Maier comments.

Mr. Lewallen told those present that he indeed has done everything he's been asked to do, and he wants to be a good neighbor as he has been for eighteen years.
