The City of Sheridan Planning Commission approved a preliminary plat for Woodland Park Patio Homes, which subdivides tract 2 of the Woodland Park Subdivision into 36 lots and 6 open space out lots.
The subdivision creates the lots for duplexes on 3.56 acres of land with the lots ranging from 4,000 to 5,509 square feet.
Planning Commissioners Wayne Blank and Monty Webb expressed concerns about the proposed 32-foot wide street and 50 foot right of way that would serve the development, even though the width does meet City code. City Planning Director Robert Briggs.
The approval of the preliminary plat gives the developer an option when addressing the street width issue.

City Planning Director Robert Briggs said that if the 32-foot wide street is approved, the City would recommend that parking be prohibited to one side of the street.
The Planning Commission also approved a request to rezone just over 3 acres of land north of the Quail Ridge Drive and Covey Run Road intersection. The rezone changes the zoning from R-1 residential to R-3 residential.
Grimshaw Investments is proposing a 54-unit senior independent living project to be built on the area. The R-3 zoning allows for the building to be 10 feet higher than what it would have been under an R-1 residential zone.
